Chimney Rebuild and Liner Installation in Doylestown, PA — Structural Restoration on a 1940s Colonial
The double-wythe brick chimney on this 1940s Doylestown colonial had deteriorated to structural concern — the upper six courses above the roofline showed significant spalling on three faces, mortar joints had eroded to 3/4-inch depth opening on the north and west exposures, and a Level 2 camera inspection had confirmed a hairline crack in the original clay tile liner running the length of the upper flue section. The homeowners had been using the wood-burning fireplace with a compromised liner for at least one heating season.
We began with a full structural assessment of the chimney from the smoke chamber up, confirming that the below-roofline courses were sound and the rebuild could start at the roofline rather than requiring a full demolition-to-firebox scope. The deteriorated six courses were removed, the remaining masonry was cleaned and toothed for a proper bond, and we rebuilt the chimney to its original height using matching modular brick — the Bucks County area has reliable reclaimed brick sources that allow near-seamless aesthetic matching on older colonials.
The new liner is a 6-inch stainless steel flexible liner installed full-length from the smoke chamber to the cap, with stainless termination hardware and a HeatShield smoke chamber resurfacing application at the base. The crown is cast-in-place concrete with a proper 2-inch overhang drip edge — replacing the original mortar wash crown that was the primary water entry point. The completed chimney was inspected and cleared for use before the end of the 2024–2025 heating season.
Project Documentation

"We had been putting off the chimney for two years because we were scared of the cost. Right Deal gave us a fair price, did the Level 2 inspection first so we knew exactly what was wrong, and rebuilt the whole section above the roofline. Our fireplace draws perfectly now."
